The Western Australian Planning Commission’s North Eastern Hills Settlement Pattern Plan (2002) identifies the Gidgegannup townsite as being suitable for growth to accommodate a population in the order of 4,000 - 5,000 people. The Plan also identifies the townsite being supported by the strategic consolidation of existing and future rural-residential subdivision.

The master plan will:

  • Embrace the hills lifestyle;
  • Provide opportunities for the introduction of additional shops within the townsite such independent grocers, chemist, butcher, café and other similar services;
  • Retain the rural feel of the townsite and surrounds through sympathetic and sustainable environmental design which incorporates the retention of valuable remnant vegetation and watercourses;
  • Provide opportunities for first home buyers and young people to remain in Gidgegannup through the provision of affordable housing;
  • Provide different housing opportunities that enable older residents to remain in Gidgegannup;
  • Provide a network of paths to improve accessibility to the townsite;
  • provide the community with access to essential infrastructure and services such as reticulated water, sewer and improved communications;
  • embrace the principles of economic, social and environmental sustainability through appropriate and considered urban design and built form; and
  • reinforce the community’s sense of pride in its townsite and enhance the identifiable sense of place.

The development of the Gidgegannup townsite into a viable and attractive local centre which provides its residents (and the existing surrounding community) with access to a wider range of services is a core component of Port Bouvard Limited’s development intent.

The provision of affordable housing will be driven by the provision of a diversity of lot sizes AND building types, tailored to the needs of the identified (existing and projected) demographic of the locality. Establishing the built-form requirements of the townsite population early-on will, in part, drive the design (shape and size) of lots, with lifestyle consideration an additional important driver in lot design. Townsite layout will be heavily guided by urban design principles which will be derived from an examination of the place’s rural setting and the desire to ensure the growth of a community which has a strong sense of place.

Gidgegannup is characterised by rural-residential subdivision estate which have – to this point in time – been developed in a relatively ad-hoc manner, with limited consideration to proximity to services, design or provision of a variety of lots size and, therefore, lifestyle choices.

Port Bouvard Limited will undertake a comprehensive review of the existing rural-residential subdivisions in Gidgegannup and explore opportunities to consolidate further rural-residential subdivision within proximity to the townsite, thereby providing additional economic support to the provision of services and facilities in the townsite centre, whilst at the same time providing affordable lifestyle choices which can be socially sustained.
